February 2026 Market Data

Summary

February 2026 recorded 16,058 new rental listings in New York City, down 8% from January's 17,412 but still above the winter lows of November (11,070). Citywide median asking rent rose to $3,650, up $100 from January and matching October's level, the highest since September's $3,700.

Across 139 neighborhoods with comparable data, the median month-over-month rent change was +1%. The biggest swings again came from smaller markets: Cobble Hill jumped 34% and Hudson Square dropped 23%.

Every bedroom type saw rents hold steady or increase. Studios posted the largest jump at +$95, pushing past $3,200 for the first time since the fall. The 2BR and 3BR gap has fully closed. Both sit at exactly $4,000 median, making a 3BR the clear value play on a per-person basis.

After bottoming out at $3,500 in November and December, median rent has climbed for two consecutive months. The $3,650 February figure suggests an earlier-than-usual spring price recovery. Last year's uptick didn't start until March.

Biggest Price Movements

Among neighborhoods with at least 10 listings in both January and February:

Largest drops: Hudson Square (-23%), Noho (-22%), Little Italy (-15%), East Williamsburg (-13%), Cliffside Park (-12%)

Largest increases: Cobble Hill (+34%), Kensington (+20%), Edgewater (+19%), Weehawken (+17%), Gravesend (+16%)

Noho dropped 22% after surging 39% in January, a clear reversion to the mean in a low-volume market. Bushwick overtook Williamsburg as the top neighborhood by volume for the first time, though only by 7 listings.
